Every quote is line-itemised — labour, material grade, allowance for surprises. No “miscellaneous” catch-alls, no quietly inflated extras at handover.

Daily site sweep, dust sheets on shared corridors, photo log shared on WhatsApp every Friday. Permits and JKR submissions handled when needed — we keep the file.

A four-stage path from “let’s talk” to handover

Site visit & brief

One of our project leads visits your home, listens to the brief, takes measurements and photographs. No charge, no obligation.

Drawings & itemised quote

Within 7–10 working days you receive sketches, mood board, a build sequence and a fixed line-itemised quotation in RM.

Build phase

Single point of contact, weekly photo updates, on-site supervisor at all hot trade days (marble, electrical, ceiling).

Handover & cover

Walkthrough with snag-list, post-clean, and a 24-month workmanship cover document signed on both sides.

SnapVault is a tight team of seven — two project leads, four trade supervisors and an in-house draughtsperson. We take on roughly 30 projects a year. That cap is deliberate: it keeps every quote estimated by someone who will actually be on your site.

Common questions

Things we get asked before we sign anything

How long does a typical full-house renovation take?

For a double-storey terrace with kitchen, two bathrooms and a fresh paint job, allow 8 to 10 weeks of site time after permits clear. Heavier extensions add 4 to 6 weeks. We give you a Gantt chart with the quote so you can plan around school holidays.

Can you work with my own architect or interior designer?

Yes — we work both ways. About a third of our jobs come with the designer already engaged. We slot in as the build contractor and keep the design intent intact, including material substitutions when something is out of stock.

Do you handle JKR / DBKL submissions for extensions?

Yes. For permitted works (rear extension, structural opening, change of roofline), we prepare the drawings via our partner draughtsperson and submit through the relevant local council. Owner only signs the application form.

What is your payment schedule?

Standard schedule is 10% on signing, 30% on first material delivery, 30% on plaster & tiling complete, 25% on aluminium & finishes, 5% retained for 30 days post-handover. Adjusted on bigger jobs.

Do you take small jobs — say, a single bathroom?

Single bathrooms and one-room repaints are welcome if our schedule allows. Below RM 8,000 we may pair the visit with a nearby bigger site to keep mobilisation cost reasonable for both sides.

What is covered by the 24-month workmanship cover?

Anything we built or installed: tile lippage, paint flaking, ceiling cracks at joints, plumbing leaks at our connection points, aluminium track issues. Not covered: settling cracks in old structure, damage from third parties, normal wear.
